This map is fairly evenly split between east and west with a little peninsula / island to the north. One thing to note is that there are other smaller islands around, but not really helpful when it comes to putting anything on them.

Industries can be built on the outskirts along with some commercial east and west of the river. You could technically mix the commercial and residential for two thirds of the map and not have to worry about it.
